At completion, all jobs will be accompanied by Before, During, and After pictures with date stamps.

 Our team will meet the Sheriff on the date and time designated to remove and document the personal belongings from the property.  After the mandatory 24 hour waiting period personal property will be hauled away and disposed of.

Usually done immediately after eviction to avoid vandalism, deadbolts can be changed or even added on, as well as additional locking mechanisms if requested. Lock box- can be installed using brokers combination request.

To avoid the likelihood of vandalism and the high expense of window replacement, our staff will quickly secure the structure's windows and or door ways with a HUD style board up.  Board up will be completed in usually less than 24 hours.

Interior- All debris removed from house including attached garage, attic, & storage rooms.  At the request of broker, air fresheners, battery operated smoke detectors, and  missing light bulbs will be installed. Exterior- All debris removed from the perimeter of the property.

Initial- All living areas under roof including garage to be cleaned.  Typically the deepest of cleaning services offered. Sales- Insures a spotless property to be delivered to the new owner. Regular- includes routine janitorial services every 30 days.

Initial- Lawn is mowed and edged, shrubbery is trimmed, weeds are removed from beds. At the request of broker, mulch and decorative plants can be added. Scheduled- Routine yard maintenance, frequency is seasonally dependent.

Securing-Pool to be secured with wire mesh and wooden frame according to HUD standards or Miami-Dade Approved Kiddie Fence. Initial- Drain, acid wash, refill attain chemically balanced water.  Maintenance- Provided upon brokers request, usually done up to twice a month.

 When selling a property applying a fresh coat of neutral paint can make all the difference. Our licensed and insured staff will give the property the face lift that it needs in a timely manner.

Shutters will be applied to houses already equipped, also any possible flying debris will be secured and brought inside.  Broker should allow a 48 hour time frame.

Our vendors are licensed and insured.  A team will be designated to the particular project from beginning to end, overseeing all permitting and inspections.  All work will be done abiding by local city and county building codes.  Our experienced team will find the most cost effective way to legalize unpermitted changes to the structure.
